WILLIAM G. WYSOCKI and PATRICIA C. WYSOCKI, husband and wife, residing at Main
Road, Orient, New York 11957,
party of the first pan, and
VINCENT M. CLAPS, residing at 450 Snug Harbor Road, Grecnport, New York 11957,
party of the second part,
WITNESSETH. that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erc, cted, situate, lying and being in the Hamlet of Orient, Town of Southold, County of
Suffolk, and State of New York, known a~ Lot //2 on a certain map entitled, 'Minor
Subdivision for Linda Gorwitz and Judith Barneu at Orient. NY" dated December 30, 1971
and amended March 13, 1972 and May 10, 1972 by Van Tuyl & Son, Oreenport, New York,
said lot being more particularly bounded and described as follows:
BEGINNING at a point at the southeast comer thereof, which point is distant North 42 degrees
31 minutes 00 seconds West, 215.0 feet from a point which is distant North 41 degrees 20
minutes 20 seconds West. 192.8 feet as measured along the northerly line of land now or
formerly of D. Moore from the point where said northerly line of D. Moore intersects the
westerly side of Main (State) Road;
RUNNING THENCE from said point or place of beginning along the northerly line of land
now or formerly of Helen J. Schmidt, North 42 degrees 31 minutes 00 seconds West, 240 feet
to the easterly side of Lot 3 on said map;
RUNNING THENCE North 48 degrees 29 minutes 00 seconds East along the easterly side of
Lot 3, 444.74 feet to land now or formerly of Clausen Con,~truction Co.. Inc.;
RUNNING TItENCE along last mentioned land and land now or formerly of Van Hassell,
South 39 degrees 34 minutes 10 seconds East, 240. 14 feet to the westerly side of Lot I on said
map:
RUNNING THENCE along the westerly side of Lot I, South 48 degrees 29 minutes 00
seconds West, 436.58 feet to the point or place of BEGINNING.
TOGETHER with a 16 ~,~ foot right-of-way from the westerly side of Main (State) Road to the
easterly side of Lot I on said mnp.
TOGETHER with and subjec~ ~o a 2~ foot right-of-way running from the easterly side of said
Lot 1 on said map where the aforementioned 16 ~ foot right-of-way terminates to and over the
within described premises.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
decxi recorded on October 16. 1985 in the Office of the Suffolk County Clerk in Liber 9894,
Page 150.
TOGETHER with all right, title and interest, if any, of the party of the first pa~ in and to any
streets and roads abutting the above described premises to the center lines thereof'. TOGETHER
with the appurtenances and all the estate 'and rights of the party of the first parl in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto thc party of the second
part~ the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenams that the party of the first part has not done or suffemt
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first pan. in compliance with Section 13 of the Lien Law. covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to reeeive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvemem and will apply the same first to the payment of the co,~t of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
