WITNESSETH, that the part), of the first part, to whom Letters testamentary were issued by the
Sutrogsle's Court, Suffolk County, new York on March 25, 2003 and by virtue of the power and
authority given in and by said last will and testament, and in consideration ofTEN ($10.00)DOLLARS,
lawful money of the United States. paid by the patty of the second pan. does hereby grant and release
unto the pm'ty of the second pan, the heirs or successors and assigns of the party oftha second part
forever,
ALL that certain plot, piece or panel of land, with the buildings and improvements thereon erected,
situate, lying and being at Orient, Town of Southold, County of Suffolk and Slate of New York. being
bounded and described as follows:
'BEGINNING at n point on the southerly side of Main (Stale) Road distant 226.00 IL'et easterly from the
comer tbrmed by the inlersection of the southerly side of the Main Road with the easterly side of Tabor
Road;
RUNNING THENCE along the southerly side of the Main Road North 80 degrees 31 minutes 30
seconds Fast 60.00 feet to a monument and lands now or formerly of Gloria;
RUNNING THENCE South 21 degrees 19 minutes 30..~'conds East along said lands now or formerly
of Gloria 185.78 l~t to a monument and lands of Schriever,
RUNNING THENCE South 87 clel~ees 47 minutes 30 seconds West along said lands now or formerly
of Schriever 98.94 feet to a monument;
RUNNING THENCE still along said lands now or formerly of Sehriever North 9 degrees 28 minutes
30 seconds West 169.30 feet to the southerly side of the Main Road and the point or place of
BEGINNING.
TOGETHER with all right, title and interest, ifany, of the party of the first part of, in and to any st~ets
and roads abutting the above-deserihed premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate therein, which the party of the first pan has
or has power to convey or dispose of, whether individually, or by virtuc of said will or otherwise,
TO HAV'E AND TO HOLD the premises herein 8ranted unto the party of the second part, the heirs or
successors and assisns of the party of the second part forever.
AND thc party of thc first part covenmt~ that the party ofthe first part has not done or suffcred anything
whereby the said premises have been incumhen.~d in any way whatever, except as aforesaid.
AND the party ofthe first pat1, in compliance with Section 13 ofthe Lien Law, covenants that the party
ofthe first part will rcceive thc consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the propose ofpaying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose. The word "party" shall he construed as if it read "pm'ties" whenever
