as to un undivided rift)' (50%) percent interest and as Administrator of the Estate of Sandra Tabor
Zarzecki a/k/a Sandra A. Zarzeeki a/k/a Sandra Zarzeeki, deceased February 13, 2003, Suffolk
Counliy Surrogate's Court File Nulm~ber 252A2003, as to the decedent's undivided fifty (50%) percent
interest

JANET TABOR, as surviving tenant by the entirety, residing at 22842 Main Road, Orient, New
York, 11957
party of the second part,
WITNESSETH that the party of the flint part. in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second pan, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Orient, 'fown of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a monument set at tile intersection of the southerly line of Main Road with the easterly line
of Villlag¢ Lane, and running thence along said easterly line of Village Lane, South 26 degrees 13 minutes
40 seconds West, 127.96 feet to a monument and the northwesterly comer of land of Wendell Tabor; thence
along :said land of Wendell Tabor, South 6.6 degrees 59 minutes 20 seconds East, I 18.20 feet to a
monument and the northeasterly comer of said land of Wendell Tabor, said monument marking the point of
beginning of the premises; running tl~enee along other land of the party ofthe first part, two courses:
1. North 17 degrees 12 minutes 40 seconds East 29.32 feet; thence
2. North 89 degrees 53 minutes 20 seconds 'East, 81.16 feet to the southwesterly comer of land of Ward
Tabor;
THENCE along said land of Ward T:~bor, North 89 degrees 53 minutes 20 seconds East, 213.45 feet to land
of Barbara Schriever; thence along said land of Barbara Schriever, South 0 dcgrees 22 minutes 30 seconds
West, 105.03 feet to land of William Schriever; thence along said land of William Schriever, South 88
degrees 20 minutes 40 seconds West, 329.36 feet to the southeasterly comer of said land of Wendell Tabor;
thence along said land of Wendell Tabor, North 17 degrees 12 minutes 40 seconds East 90.0 feet to the
ioint of BE(}INNING.

premises northerly to Main Road, sail] right of way adjoining other land of the party of the first part.
BI=lNG AND INTENDED TO BE thee same premises conveyed to Sandra Zarzecki, now deceased, and
Ward Tabor, by deed dated October 2, 2002 recorded in the Office oft. he Clerk of the Counly of Suffolk on
October 3, 2002 in Liber 12212 page 766.
TOGETHER with all right, title and interest, if any, of the patty of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the prenfises herein granted unto the party of the second parl, the heirs or
succeasors and assigns of the patty of the second putt forever.
AND the par~y of the first part covenants that the par'od of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consi.deration for this com'eyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying thc cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part oftbe total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
