WITNESSETH, that the party of the first part, in consideration of Three Hundred F~y
Thousand Dollars and No Cents ($350,000.00), lawful money of the United States, paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
./ILL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the
City of Orlent, County of Suffolk, State of New York, more particularly described in schedule A
attached hereto
TOGETHER with all right, title and interest, if any, ofthe party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and ali the estate and rights of the party of the first part
in and to said premises,
TO HA I/E .4ND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose ofpaying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of thc same for any other purpose.

of Suffolk and State of New York, shown as Lot 2 on that certain filed Map No. 9001 entitJed "Minor Subdivision
Map of property surveyed for Thomas Mackenzie, Ram Realty and Ralph & Ellen Peluso, at Orient, Town of
Southold, *Suffolk County, N.Y" and filed with the Clerk of Suffolk County on September 28, 1990, which parcel is
more particularly bounded and described as follows:
BEGINNING at a point which is the following two courses and distances from the intersection of the northeasterly
side of Platt Road with the Southerly sid~ of Main Road;
1) Running 1787.16 feet southeasterly a~ong the northeasterly side of Platt Road to a point, which point is also
the point of intersection of the nbrtheasterly line of said Platt Road with the northwesterly line of that certain
Right of Way set forth on that certain Filed Map No. 9001 entitted "Minor Subdivision Map of Property surveyed
