~'ZlTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,

Tl]e Grantors herein are the same persons as the named grantees in a certain deed recorded in Liber
12061 page 860.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abulting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

SCHEDULE A - DESCRIPTION

ALL that certain plot, piece or parcel of land, situate, lying and being at Orient, Town of Southold,
County of Suffolk and State of New York, being more particularly bounded and described as
follows:
BEGINNING at a point on the northerly line of Main Road, said point being where the easterly
boundary of other land now or formerly BLBD Enterprises and the westerly boundary of lands now
or formerly of Sledjeski intersects the northerly line of Main Road, and from said point of
beginning;
RUNNING THENCE North 23 degrees 00 minutes 00 seconds East, 220.13 feet to the true or actual
point of beginning and from said true point of beginning;
RUNNING THENCE North 03 degrees 30 minutes 20 seconds West, 145.83 feet;
RUNNING THENCE North 86 degrees ;!9 minutes 40 seconds East, 286.76 feet to lands now or
formerly of Pappas;
RUNNING THENCE along said lands now or formerly of Pappas, South 08 degrees 03 minutes 00
seconds East, 207.67 feet;
RUNNING THENCE along lands now or formerly of Moisa and lands now or formerly of Sledjeski the
following two (2) courses and distances:
1. North 74 degrees 39 minutes 00 seconds West, 118.75 feet;
North 86 degrees 41 minutes 00 seconds West, 192.18 feet
to the true point of beginning;
SUBIECT TO a right of way 30 feet in width running along the westerly boundary of the subject
parcel.
TOGETHER WITH a non-exclusive right of way 30 feet in width for the purpose of ingress and
egress and the installation and maintenance of utilities, if any, running from the southwest corner
of the subject parcel to Main Road, the westerly line of said right of way being described as follows:
BEGINNING at a point at the southwest corner of the above-described premises and running South
23 .degrees 00 minutes 00 seconds West, 220.13 feet to the northerly line of Main Road.
TOGETHER WITH a non-exclusive walking right of way running from the hereinabove described
parcel to Long Island Sound, said right of way being 30 feet, in width to a point at said point
reducing from 30 feet in width to 8 feet in width, the westerly boundary of said right of way being
described as follows:
BEGINNING at a point at the northwest corner formed of the above described premises and running
from said point North 03 degrees 30 minutes 20 seconds West, 450.00 feet to the point where said
right of wa~y reduces from 30 feet in width to 8 feet in width;
RUNNING 'THENCE North 03 degrees 30 minutes 20 seconds West, 450.00 feet, more or less, to
Long Island Sound.
TOGETHER WITH the non-exclusive right to use a part of the beach along Long Island Sound, for
recreational purposes only, said part of the beach being 30 feet in width from the westerly
boundary of the above described walking of way and a length equal to the distance between the
ordinary high water mark of Long Island Sound and the toe of the bank or bluff adjacent to and
immediately South of the beach, said length never to be construed as extending to any piece or
parcel of land not consisting of beach.
SUB3ECT TO the right of way contained in the deed to grantor herein by deed dated August 9,
1985.
