THIS INDENTURE, made the 30th day of January, Two Thousand One
BETWEEN
JOYCE P. TERRY, residing at 37415 Main Road, Orient, New York 11957,
party of the first part, and
SUZANNE M. EGAN, residing at 316 West 22~a Street, New York, New York I0011
party 9fthe second part,
WlTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Orient, in the Town of
Southold, County of Suffolk and State of New York, more particularly described on Schedule
"A" annexed hereto.
BEING AND INTENDED TO BE the same premises conveyed to Joyce P. Terry, individually
and as executrix of the Last Will and Testament of Orville W. Terry deceased, who died a
resident of Suffolk County on December 24, 1986, the Will having been admitted to probate
on February 24, 1987 (Surrogates No. 274 P 1987).
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.

ALL that certain plot, piece or parcel of land, situate, lying and being at Orient Point, in the Town of Southold, County of
Suffolk and State of New York, being known and designated as Lot 2 on a certain map entitled, "Map of Joyce P. Terry
Set-Off" filed in the Suffolk County Clerk's Office on January 22, 2001 as Map No2 10560, which lot is bounded and
described as follows:
BEGINNING at a point on the northerly side of Main (State) Road, distant 242.79 feet westerly from the intersection of
the westerly side of Greenway East with the northerly side of Main Road (S.R. 25);
RUNNING THENCE the fo lowing three courses and distances along the northerly side of Ma n Road (S.R. 25):
1. South 68 degrees 48 minutes 30 seconds West 12.43 feet;
2. In a westerly direction along the arc of a curve bearing to the right having a radius of 994.00 feet a distance of 152.09
feet; and
3. South 77 degrees 34 minutes 00 seconds West 339.53 feet to land now or formerly of Diane W. Whisit and Diana W.
Alford; :.
THENCE along said last mentioned land and land Of the Town of Southold, North 11 degrees 05 minutes 00 seconds
West 2649.42 feet to the ordinary high water mark of the Long Island Sound;
THENCE along the ordinary high water mark of the Long Island Sound, North 75 degrees 16 minutes 22 seconds East
452.29 feet to the land as shown on the "Green Arras" subdivision in Suffolk County as Map No. 3540;
THENCE along said last mentioned map, the following 2 courses and distances:
1. South 9 degrees 24 minutes 00 seconds East 1820194 feet; and
2. North 82 degrees 24 minutes 00 seconds East 419~,50 feet to the westerly side of Greenway East;
