WITNESSETH, that whereas Letters Testamentary were issued to the pa~y of thc first part by the
Surrogate's Court, Nassau County, New York on June 21, 2004 and by virtue of the power and
authority given in and by said Last Will and Testament, and/or by Article I I ofthe Estates, Powers
and Trusts Law, and in consideration ofa t~.eipt for the distribution from the estate by the parUes of
the second part, does hereby grant, and release unto the pm'ties of tho second part, the heirs or
successors and assigns of the parties oft.he second pat1 forever,
ALL that certain plot, piece or parcel of land, with the buildings thereon erected, situate, lying and
being at East Mm'ion, in the Town of southold, County of Suffolk and State of New York, hounded
and de~'ibed as follows:
BEGINNING at a. conc~te monument set at the westerly end of the Northerly line of a 50
foot strip of land owned by the party of the first part adjoining land of Osgnod; said monument
being about 400 feet Westerly from the Westerly line of Rocky Point Road; running thence to other
land of the pm'ty of thc first part, four (4) courses and distances:
(1) South 74 degrees 08 minutes 20 seconds West 3 I. I 0 feet; thence
(2) North ! 5 degrees $ l minutes 40 seconds West a distence of 332.78 feet; thence
(3) North 60 degrees 51 minut~ 40 seconds West a distance of 122.47 tibet; thence
(4) North 15 degrees 51 minutes 40 seconds West a distanen of 250 feet to ordinary high water mark
of Long Island Sound; .'
thence Northeast along said high water mark to a point which is North 38 degrees I 7 minutes 50
seconds East 150.00 feet from the last described point; thence along lnnd of Edna Bennett, In-ad of
Larson and Stimpson and said land of Osgnod South 15 degrees 53 minutes 40 seconds east 691.25
feet; thence cuntinuing along said land of Osgood South 12 degrees 20 minutes 20 seconds East a
distance of 66.06 feet to the point of BEGINNING.
SAID PREMISES KNOWN AS 645 Rosanburg Road, East Marion, New York
Being the same premises conveyed to the party of thc first part by deed dated September 28, 1998
recorded in the Suffolk County Clerk's Office in Liber 11919 at pagn541.
