BULLS residing at 304 Hudson Streel, Apt I, Hoboken NJ 07030 an undivided 16.6% share party of thc second part, WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration paid by the party oftbo second part, does hereby gmat and release unto thc party of the second part, the heirs or successors and assigns of the party of the second part forever, all of his one-third imerest in and to ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon eh:fred, situate, lying and being at Sunset Shores, East Maxion, in the Town ~f Southold, County of Suffolk and State of New York and being bounded and described as follows: BEGINNING at a point on the northerly line of Aquavi~v Avenue, distant 100 feet eaaterly along said northerly line from the in~ersaction of said northerly line with the easterly line of Rocky Point Road; and RUNNING THENCE North 13 degrees 45 minutes 10 seconds West, 240 feet, to the ordinary high water mark of Long Island Sound; THENCE easterly along said ordinary high water mark of Long Island Sound, on a tie line course of North 77 degrees 19 minutes $0 seconds East. 150 feet to land now or formerly of Gerosa; THENCE along said land now or formerly of Gerosa, South 13 degrees 45 minutes 10 seconds -Fast, 240 feet to said northerly line of Aquaview Avenue; THENCE along said northerly line of Aquaview Avenue, South 77 degrees 19 minutes 50 seconds West, 150 feet to the point of BEGINNING. TOGETHER with a right of way running with the land to be conveyed over a strip of land lying between the northerly line of Aquaview Avenue and Long Island Sound, more particularly bounded and described ns follows: BEGINNING at the southwesterly corner of land now or formerly of Alexander l.ehrman, and RUNNING THENCE westerly along said northerly line of Aquaview Avenue, 45 feet to land now or formerly of Stewart; THENCE along said land now or formerly of Stewart, North 7 degrees 10 minutes 10 seconds West 260 feet more or less to Long Island Sound; THENCE easterly along said Long Island Sound 59 feet more or less; THENCE along the land now or formerly of Lehrman, South 4 degrees 10 minutes 10 seconds East, 280 feet more or less to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated 1/22/70 and recorded 2/16/70 in the Office of the Suffolk County Clerk in Liher 6705, Page 157. TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the patty of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the fcrst part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except ns aforesaid. AND the party of th~ first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first pan will receive the consideration for this conveyance and will hold the right to receive such consideration as n trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of Ibc total of the same for any other purpose.
