WlTNESSETH, that the party of the first part, in consideration ofTEN DOLLARS ($10.00),
lawful money of the United States, paid by the party of the second pan, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Peconic in the Town
of Southold, the County of Suffolk and the State of New York, known and designated as Lot No.
40 on a certain map entitled "Map of Peconic Homes, Section 2" and filed in the Office of the
Clerk of the County of Suffolk on November 28, 1967 as Map No. 5001 being more particularly
described as follows;
BEGINNING at the northerly terminus of Henry's Lane, where the same is intersected by the
southeasterly side of land now or formerly of F. L. Hehn;
RUNNING thence from said point or place of beginning along land now or formerly of F. L.
Hehn North 44 degrees 53 minutes 30 seconds East 199.98 feet to the southwesterly side of
Miami Avenue;
THENCE along the southwesterly side of Miami Avenue South 42 degrees 09 minutes 30
seconds East 100.13 feet to the division between lots 40 and 41 on the aforesaid map;
THENCE along said last mentioned division South 44 degrees 53 minutes 30 seconds West
194.82 feet to the northeasterly side of Henry's Lane;
THENCE along the northeasterly side of Henry's Lane North 45 degrees 06 minutes 30
seconds West 100.00 feet to the point or place of BEGINNING.
SUBJECT TO a life estate hereby reserved by the grantor CORINNE BEDNOSKI and.her
husband, JOHN L. BEDNOSKI for their life use and occupancy.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated 05/30/01, recorded 06/21/01 in Liber 12125, Page 544.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof,
