property now or formerly of Matthews intersects the said northerly side of North Parish Drive;
running thence from said point of beginning, North 18 degrees 35 minutes 10 seconds East, 220
feet more or less to the ordinary high water mark of Peconic Bay;
THENCE along the ordinary high water mark of Peconic Bay in an Easterly direction as it
winds and lurns, 135 feet more or less io other lands of the party of the firsl part;
RUNNING THENCE Soulh 18 degrees 35 minutes 10 seconds West, 300 feet more or less to
olher lands of the party of the first pan;

RUNNING THENCE along the northerly side of North Parish Drive, north 71 degrees 24
minutes 50 seconds west, 70 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party oflhe first part
by deed tinted 07/23/82, recorded 07/27/82 in Liber 9218 Page 94.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to lhe center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in nnd lo said premises,
TO HA lIE AND TO HOLD the premises herein granted unto lhe party of the second part, the
heirs or successors and assigns oflhe party of the second part forever.
AND the party of the first part, covenants that the party of the first parl has not done or
suffered anything whereby the said premises have been encumbered in auy way whatever, exccpt
as albresaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive thc consideration for this conveyance and will hold tile
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same firsl to the payment of the cost of the
improvemenl before usiog any part of the total of the stone for any other purpose.
The word "party" shall be construed as if it read "panics" whenever the sense of this indenture so
