Robert Barrett Jones Revocable Trust dated December 10, 2007, a fifty percent undivided fractional interest and
Marion Toan Jones, residing at 369 Spring Avenue, Ridgewood. New Jersey 07450, a fifty percent undivided
fractional interest
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten and 00/100 dollars, lawful money of the
United States, and other consideration paid by the party of the second part, does hereby grant and release unto
the part of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain piece, parcel or tract of land, situate and lying and being in the Town of Southold, County
of Suffolk, and State of New York, more particularly bounded and described as follows:
On the north by a private road a distance of 257 feet, more or less;
On the west by lands now or formerly of Tsoukatos a distance of 310 feet, more or less;
On the south by Arshamomaque Pond, a distance of 109 feet, more or less;
On the east by lands now or formerly of Toan a distance of 225 feet more or less;
Said premises being more particularly bounded and described as per attached Schedule A.
Being and intended to be the same premises as conveyed by Stephen G Cokinos to Robert Barrett
Jones and Marion Toan Jones, husband and wife, by deed dated August 26, 1996, filed in the SuffolkCoun~y
Clerk's Office on September 11, 1996 in Liber 11791, Page 899.
Subject to any right-of-ways, easements and/or ownership which may have been granted to utility companies.
TOGETHER with a Right of Way, 25' in width, in common with others adjoining said premises to the nearest
public highway;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center line thereof:
TOGETHER with the appurtenances and all the estate and rights of [he party of the first part in and to said
3remises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if to read "parties" whenever the sense of this indenture so requires.
