THOMAS A. TAYLOR AND CAROLEE A. ~ a/k/a CAROLEE PIMENTEL, as specific
devisees under the Last Will and Testament of Eleanor M. Celatka a/k/a Eleanor Celatka a/k/a
Eleanor W. Celatka, deceased, residing at 2755 Westphalia Road, Mattituck, New York 11952 and
19 Juna Way, Franklin, MA 02038, respectively, party of the first part, and
DURANTE GALEOTAFIORE AND ~ (~At-~m At-iOr~E, his wife,
residing at 132 Rockaway Avenue, Garden City, New York 11530, party of the second part, and
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)--dollars, and other
good and valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in.the northerly portion of Lot 116 on a map entitled, "Subdivision Map of Founders Estates,
Ir~c. situate at Southold,-N.Y:" made by Otto W. VanTuyl, Engineer and Surveyor, Greenport, N.Y., Mamh
1927, and filed in the Suffolk County Clerk's Office at Riverhead, Suffolk County, New York, on the 10~ day of
May 1927, as Map No. 834. Said part of lot more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Old Shipyard Lane, said point being at the intersection formed
by the easterly side of Old Shipyard Lane with the northerly side of Hobart Road;
RUNNING THENCE North 38 degrees 31 minutes 20 seconds East along the easterly side of Old Shipyard
Lane, 100.00 feet to a point on the southerly line of land now or formerly of Prahlow;
THENCE South 47 degrees 23 minutes 40 seconds East along last mentioned land, 55.14 feet to a point on
the easterly line of land now or formerly of Fahey;
THENCE South 38 degrees 31 minutes 20 seconds West along last mentioned land, 96.08 feet to a point on
the northerly side of Hobart Road;
THENCE North 51 degrees 28 minutes 40 seconds West along said road, 55.0 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by deed dated 4/1/82
recorded 4/8/82 in Liber 9164 page 531.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
~remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part fprever.
,AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said pi'emises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
