REFEREE'S DEED
THIS DEED, made the~ day of July, 2008, between Anthony Howard Palumbo, ,Esq, as
Referee, having an address at 13105 Main Road. Mattituck, New York 11952, the Referee
duly appoint in the action hereinafter mentioned ("Grantor"), and Ralph Parisi, Ted Assante
and John DeCicco, ("Grantees") having an address at 1634 Stewart Lane, Laurel Hollow, New
York 11791
WITNESSETH, that Grantor, the Referee appointed in an action by Ralph Par/si, Ted Assante
and John Decicco, as Plaintiff, against Leborio Realty, LLC, as Defendant, foreclosing a
Mortgage dated February 16, 2006 and recorded March 2, 2006 in Liber 21246 in the office of
of Clerk of the County of Suffolk pursuant to a judgment of foreclosure and sale entered by the
Supreme Court of the State of New York, County of Suffolk on the 15th day of April, 2008, and in
consideration of Seven Hundred Sixty Five Thousand ($765,000.00) Dollars being the fair market
value of the property and the highest amount bid by the Plaintiffs, Ralph Parisi, Ted Assante and
John DeCicco at the sale, does hereby grant and convey unto Grantee and their heirs, executors,
administrator, successors and assigns of Grantee forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the County of Suffolk and the State of New York, being more particularly
described in Schedule A attached hereto and made a part hereof,
TOGETHER with the appurtenances and all the estate and rights of grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs, executors,
administrators, successors and assigns of Grantee forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenant that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other: purpose.

BEGINNING at a point on the boundary line of land of the party of the first part and land of Sideratos, which point is 218
feet North of the Northerly line of Sound View Avenue when measured along the aforesaid boundary line on a course
North 11 degrees 10 minutes 30 seconds West;
