in the premises to the said Gerald Joseph Carroll, Jr., and which said interest is hereby conveyed
to the Grantees herein.

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being on Fishers Island in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the southerly side of Equestrian Avenue, at the
N6rtheast corner of premises herein described, said monument being located 1990.53 feet
North ora point which is 2607.42 feet west of the United States Coast and Geodetic
Survey Triangulation "PROS"; running thence from said point of beginning, South 8
degrees 55 minutes 10 seconds East 117.38 feet to land now or formerly of Rev. John
Grigonis, et al; thence along said last mentioned land, South 68 degrees 35 minutes West
29.16 feet; thence North 32 degrees 53 minutes 40 seconds West and part of the way
along land of Rev. John Grigonis et al 98.70 feet to the southerly side of Equestrian
Avenue; thence along the southerly side of Equestrian Avenue, North 55 degrees 09
minutes 35 seconds East 76.22 feet to the point or place of beginning.
Together with a right of way for use as a driveway over a strip of land extending
Northerly from Heathulie Avenue to the above described tract, this right of way being
bounded and described as follows:
BEGINNING at a point on the Northeasterly line of Heathulie Avenue, said point
b,eing South 65 degrees 14 minutes 40 seconds East 139.06 feet from a monument at the
intersection of said Heathulie Avenue line and said southeasterly line of Equestrian
Avenue and thence running North 14 degrees 29 minutes 40 seconds West 34.83 feet;
thence northeasterly about 7 feet to a point on the third described line in the above
described tract thence South 32 degrees 53 minutes 40 seconds East 12 feet; thence South
14 degrees 29 minutes 40 seconds East 34.47 feet to said Heathulie Avenue line;/hence

point of beginning.
