on the land in the Town of ORIENT, in the County of SUFFOLK, and State of NEW
YORK. The legal description is:
BEGINNING at the northwesterly comer of the land being conveyed at a point on the
southerl) side of a certain fight-of-way, which point is the northeasterly comer of land
now orlformerly of F.S. Danforth and running thence in an easterly direction by and
along the southerly side of the said right-of-way to the easterly side of another right-of-
way running north and south (sometimes known as Dexter Road), running thence
southerl.~ along the easterly side of said right-of-way along land of Baker and Weiler, a
distanceI of 127 feet; running thence westerly across the right-of-way mad along the
northerlS, line of land of J.C. Welles to land now or formerly of F.S. Danforth at a point
137 fee{ southerly from the place of beginning; running thencse northerly along the
easterly Iline of said land now or formerly of F.S. Danforth a distance of 137 feet to the
point or place' of BEGINNING.
TOGETHER with such use of the bathing beach on Long Island Sound bounded on the
east by land now or formerly of one Knox and on the west by land now or formerly of
one Stet!n, as the party of the first part can give. The party of the first part does not,
howevei, guarantee or warrant such use.
TOGETHER, also, with the use of the right-of-way adjoining said premises on the north
and the ~ight-of-way to part of which the easterly portion of the premises is subject to and
from thd Sound shore and the Main Road, to the extent the party of the first part can
convey ame.
SUBJECT, however, to the rights of others to pass and repass over so much of the
easterly portion of the premises as is a right-of-way sometimes known as Dexter Road.

as The Partlon Qualified Personal Residue Trust, New York.

4. Promises by Grantor. The Grantor promises that the Grm~tor has done no act to
encumber the Property. This promise is called a "covenant as to grantor's acts" This
promise means that the Grantor has not allowed anyone else to obtain any legal rights
which affect the Property (such as by making a mortgage or allowing a judgment to be
entered against the Grantor).
