WITNESSETH,that the party of the first part, in consideration of'Fen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release dnto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the hamlet of East Marion, Toon of Southold, County of Suffolk and
S� State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of a 50 private road running easterly from
131- Acquaview Avenue, said point of beginning being North 66 degrees 36 minutes 30
2 seconds East,5.14 feet. and thence South 78 degrees 23 minutes 30 seconds east, 94.86
C feet and thence South 71 degrees 23 minutes 30 seconds East, 46.19 feet along said
r northerly line from the easterly terminus of the northerly line of Acquaview Avenue,from
J said point of beginning; ru:uning along the easterly line of a 40 foot Right of Way, North
11 degrees 23 minutes 30 seconds West, 228.0 feet to an iron pipe; thence along the
southerly line of a parcel of beach, South 72 degrees 30 minutes East, 89.81 feet to.
land of HammArstrom; thence along said land of HammBrstrom, South 10 degrees 31
minutes East, 228.02 feet to a monument on said northerly line of said 50 foot private
road;thence along said northerly line, North 71 degrees 23 minutes 30 seconds West,
86.78 feet to the point or place of BEGINNING.
Together with a right of way over said 50 foot private road from the southeasterly corner
of the premises westerly about 235 feet to Acquaview Avenue; also with a right of way
over said 40 foot Right of Way running northerly a) r mg the westerly boundary of premises
from said 50 foot private road about 275 feet to Long Island Sound.
Said premises being conveyed subject to covenants, easements, agreements and
restrictions of record and any state of facts an accurate survey may show.
Said premises being the same conveyed to grantor by deed dated 11/30/72 and recorded
on 12/28/72 in Liber 7312,page 263 and also referred to in a deed dated 9/18/65 and
recorded on 10/26/65 from Costas Stars to Adam Chetel.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO ,
HOLD the premises herein grantedunto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
r-. whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
11 the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
\ The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
