WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the
party of the second part, does hereby graot and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying and being
in the Village of Mattituck, Town of Southold, COUllty of Suffolk and State of New York, bounded and described as
follows:
SOUTHERLY by the main highway leading to South Avenue westerly by land now or formerly of Martie M. Horton
northerly by land now or formerly of George H. Horton and easterly by land of O. Hazard Jackson. Being more
particularly bounded and described as shown on a survey prepared by Joho C. Ehlers, Land Surveyor, dated July 25, 2000
as follows:
BEGINNING at a point on the northerly side of SOllild Avenue distant 1,400 feet, more or less, westerly from the corner
fonned by the intersection of the westerly side of Lipco Road with the northerly side of Sound Avenue;
RUNNING THENCE South 76 degrees 18 minutes 50 seconds west, along the northerly side of Sound Avenue, 82.50 feet;
THENCE North 13 degrees 00 minutes 20 seconds west, 264.00 feet;
THENCE North 76 degrees 18 minutes 50 seconds east, 82.50 feet;
THENCE South 13 degrees 00 minutes 20 seconds east, 264.00 feetto the northerly side of Sound Avenue being the point
or place of BEGINNING.
SAID PREMISES being koown as 10575 Sound Avenue, Mattituek, New York 11952.
BEING AND INTENDED TO BE the same premises conveyed to the party of the fITst part by deed from Edgar Hills, dated
02/23171 and recorded 02/24171, in Liber 6890 page 179 in the Office of the Clerk of the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein graoted unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in'cOinpliance with Section 13 of the Lien Law, covenants that the party of the frrst part
will receive 'the consideratIon for this conveyance and will hold the right to receive such consideration as a trost fund to
be applied first for the PUlJl.ose or paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shan be construed as if it read "parties" whenever the sense of this indenture so requires.
