ALL that certain plot, piece or parcel of land, with the bulldings and improvements
thereon erected, situate, lying and being at Mattituck, Town of South old, County of
Sul'f()lk. and State oCNew York, bounded and described ciS follows:
BEGINNING at a monument set on the westerly side of Camp Mineola Road (private
mad), distant 1635.48 feet southerly as measured along the westerly side of Camp
Mineola Road from the corner formed by the intersection of the southerly side of Suffolk
A venue with the westerly side of Camp Mineola Road;
RUNNING THENCE along the westerly side of Camp I\lineola Road South 7 01' 00"
West a distance of 150.0 feet to a monument on the northerly side ofland now or
formerly of Kraus;
RUNNING THENCE along the last mentioned land and land now or formerly of Gremler

P ARTY OF THE FIRST PART hereby reserves for the purpose of dcdication to the
Town of Southold a strip 12-1/2 feet in width throughout running parallel to the western
boundary of Camp Mineola Road. said reservation and dedication of 12-1/2 feet in width
ol'land along Camp Mineola Road by thc adjacent property owner to the south, Jane

occupancy of the premises during their lifetimc, with the Grantors to pay for all
maintenance and repairs, water and sewer charges, insurance charges, and taxes rclating
to said premises. Saicllife use shall bc personal to Grantors, and shall not be subject to
assignment or lease, except as otherwise provided in thiS paragraph. The Grantors
reserve the power to appoint the remainder and/or their life uses in the premises to any
one or more oflhc issue of the Grantors, siblings of the Grantors, or issuc of the
Grantors' siblings, or the spouses or surviving spouses of any of the foregoing persons,
with the term "issue" being deemed to include persons who have been adopted according
to law but not bOr)1 out of wedlock. This power shall be exercisable or may be
relinquished during the Grantors lifetime by a deed to the Grantee herein or to others who
are mcmbers of the class of appointees set forth herein. making express reference to. this
power and exceuted and recorded in the County Clerk';; office where this deed is
recorded, prior to the Grantors death. No exercise of this power shall be deemed to
release the Grantors life estate unless such a release is explicitly made in a deed. The
exercise of this power shall not exhaust it and unless tILe power is specitically released in
