WITNESSE FH, that he party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the part~,Zof the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or pamel of land, with the buildings and improvements thereon erected, situate, lying and
being in the
Town of Southhold, County of Suffolk and State of New York, known and designated as
Lot No. 49 on a certain map entitled, "Map of Green Acres at Orient", and filed in the Office of the
Clerk of the County of Suffolk on April 13, 1962, as Map No. 3540, said lot being more particularly
bounded and described as follows:
BEGINNING at the comer formed by the intersection of the Northerly side of Park View Lane and
the Westerly side of Greenway East;
RUNNING THENCE along the Northerly side of Park View Lane, South 83 degrees 1 ! minutes
50 seconds West, 130.00 feet;
THENCE North 06 degrees 48 minutes 10 seconds West, 165.00 feet;
THENCE North 77 degrees 44 minutes 00 seconds East, 126.51 feet to the Westerly side of
Greenway East;
THENCE along the Westerly side of Greenway East the following two (2) courses and distances:
1) South 13 degrees 11 minutes 40 seconds East, 36.23 feet;
2) South 06 degrees 48 minutes 10 seconds East, 141.05 feet to the comers aforesaid at thc
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to th.e. parties 9fthe first part by
deed dated 03-14-1995 and recorded 03-22-1995'in the office of the Clerk of the County of Suffolk
in Liber 11719 Page 53.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and righl:s of the party of the first part in and to said prenfises; TO }lAVE AND TO HOLD the premises herein
granted unto tt]e party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that lhe said premises are free from incumbrances, except as aforesaid; that the party of the first part will
execute or procure any further necessary assurance of the title to said premises; and that said party of the first part
will forever win-rant the title to said premises.
The word "party" shall be const/-ued as il' it read "parties" wheuever the sense of this indenture so requires.
