WITNESSETH, that the party of the first part, in consideration of Seven Hund r ed Seven ty-F i ve
Thousand ($775,000.00) dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
Town of South old, at Nassau Point and Little Hog Neck, County of Suffolk and State of New York, known and
designated as Lot No, 75 on Map entitled "Amended Map A of Nassau Point, owned by Nassau Point Club
Properties Inc., situate in thc Town of So nth old, Long Island, New York" survcyed June 28,1922 by Otto W.
Van Tuyl, C.E. & S., Greenport, New York and filed in the Office of the Clerk of the County of Suffolk on
August 16, 1922 as Map No. 156, which said lot is bounded and described as follows:
BEGINNING at a concrete monument set in the easterly line of Nassau Point Road at the division line between
lots 75 and 76 on said map;
RUNNING THENCE Northerly along the easterly line of Nassau Point Road on the arc ofa curve to the right,
the chord of which bears North 8 degrees 19 minutes 30 seconds East 106.14 feet to a concrete monument set on
the division line between Lois 74 and 75 on said map;
RUNNING THENCE North 78 degrees 42 minutes 10 seconds East along said last mentioned division line and
passing through 3 concrete monuments, 501.11 feet to the ordinary high water mark of Little Peconic Bay;
RUNNING THENCE South 6 degrees 53 minutes 39 seconds East along said ordinary high water mark 100.27
feet to the division line between Lots 75 and 76 on said map;
RUNNING THENCE South 78 degrees 42 minutes 10 seconds West along the last mentioned division line and
passing through 2 concrete monnments 529.05 feet to Nassau Point Road the point or place of BEGINNING.
SAID premises being known as and by the street address 9575 Nassau Point Road, Cutehogue, NY.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

BEING the same premises conveyed to HARRIET MANDEI.BAUM by dced from JOSEPH MANDELBAUM
and HARRIET MANDELBAUM, dated 517/81, recorded 6/2/81 in Liber 9010 ep 544. HARRIET
MANDELBAUM, who died testate on 3/27/92, a resident of Kings County (File no. 2368/92) devised said
premises to JOSEPH MANDELBAUM. There is no deed eunfirming the devise to JOSEPH MANDELBAUM
and there are no surviving Executors of HARRIET MANDELBAUM'S estate. The Grantors herein are the
Executors for the Estate of JOSEPH MANDELBAUM, who died teslale on 2/10/00, a resident ofKlI1gs County
(File no 117712000).
