WlTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration ~
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
Town of Southold, County of Suftblk and State of New York known and designated as Lot #35 as
shown on a certain map entitled, "Map of Green Acres at Orient", and filed in the Office of the Clerk of the County of
Suffolk on April 13, 1962 as Map # 3540, bounded and described as follows:
BEGINNING at a point on the easterly side of Greenway West, distant 471.83 feet northerly from the comer formed by
the intersection of the easterly side of Greenway West and the northerly side of Park View Lane, said point of beginning
also being where the division line between Lots # 35 and 34 on said map intersects the easterly side of Greenway West;
RUNNING THENCE North 04 degrees 35 minutes 20 seconds West along the easterly side of Greenway West, 181.81
feet to the division line between Lots 35 and 36 on said map;
THENCE North 85 degrees 24 minutes 40 seconds East along the last said division line, 119.84 feet to the division line
between Lots # 35 and 46 on said map;
THENCE South 08 degrees 30 minutes 20 seconds East along the last said division line, 162.08 feet to the division line
first mentioned above;
THENCE South 76 degrees 40 minutes 50 seconds West along the last said division line, 132.42 feet to the easterly side
of Greenway West the point or place of beginning.
BEING AND INTENDED to be same premises as conveyed to the grantors herein by deed dated 6/23/80, recorded
7/8/80 in Liber 8848 page 416.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires
