BEGINNING at a point on the easterly line of lands of William Wasson, deceased, and

feet from the intersection of the south line of Peconic Bay Boulevard and the West
line of lands of Haley;
RUNNING THENCE South 20 degrees 26 minutes 30 seconds East along the West line of
lands of Haley 226.57 feet to the bulkhead at ordinary high water mark of Great
Peconic Bay;
THENCE South 41 degrees 44 minutes 50 seconds West along said high water mark
178.50 feet to lands of Stalzer;
THENCE North 18 degrees 42 minutes 00 seconds West along lands of Stalzer 310.0
feet to a point (which point lies South 18 degrees 42 minutes 00 seconds East
125.0 feet as measured along the east line of lands of Stalzer where said line
and the South line of Peconic Bay Boulevard intersect);
TIiENCE North 69 degrees 33 minutes 30 seconds East across lands of the estate of
i11iam Wasson, 148.47 feet to the point of BEGINNING.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHE:R with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other

TOGETHER with non-exclusive right of way fifteen feet wide
exten~ing from the above premises northerly to Peconic Bay
Boulevard, the center line of which is described as follows:
BEGINNING at a point on the South line of peconic Bay Boulevard
which lies 62 feet westerly as measured along the South line of
said Boulevard from the intersection of the South line of the
Boulevard and the West line of lands of Haley;
RUNNING THENCE South 21 degrees 30 minutes East 158.58 feet
across lands of the Estates of William and Mary Wasson to the
North line of parcel first herein described, for all ordinary
purposes of travel.
TOGETHER with an easement for utilities only over a strip of land
comprising the westerly ten feet of the land which adjoins the
above described premises on the North, said easement extending
from Peconic Bay Boulevard southerly to the northerly line of the
premises herein conveyed.
SUBJECT to a perpetual right of way for access to and from Great
Peconic Bay over a continuation of the above described fifteen-
foot right of way in a southerly direction for a distance of 46.0
feet (for a width of 12 feet only) to a point and
THENCE continuing on a curve to the left having a radius of 39
feet for a width of 12 feet to the Easterly line of the premises
first above and described and
THENCE Southerly for a width of ten feet along the easterly line
