BETWEEN
WILLIAM S. FALTIN, JR., residing at 307 Lynn Avenue, East Northport, New York 11731,
individually and as Executor of the Estate of WILLIAM S. FALT1N, SR., who died on December
10, 2001, while a resident of Suffolk County, New York, as the surviving tenant by the entirety of
Emily E. Faltin who died on September 24, 1995 while a resident of Suffolk County, New York
party of the first part, and
WILLIAM S. FALTIN, JR. and MARJORIE A. FALTIN, as husband and wife, residing at 307
Lynn Avenue, East Northport, New York 11731
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the
party of the secomi part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk, Sta,t~ of New York, and beinb Lot No 30 on a certain m
entitled, Map of Green Acres at Onent'; and filed ~n the Office of the Clerk of the County of
Suffolk on April 13, 1962 as Map No. 3540. Said Lot No. 30 is fronted on Greenway East of
130.81 feet and 130.00 feet in the rear, 150.00 feet on the southside and 164.57 feet on the north
side, together with the use of the roads and area reserved for beach and parking purposes as shown
on said map in common with others.
BEING AND INTENDED to be the same premises conveyed to the party of the first part by deed
dated June 13, 1997 and recorded in the Suffolk County Clerk's Office on July 16, 1997 in Liber
11841 page 123. Said premises are known as 1150 Greenway East, Orient, New York 11957.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD thc premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, i? compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement~b~e using any part of the total of the same for any other purpose.
The word "part3~.~ shall be construed as if it read "parties" whenever the sense of this indenture so requires.
