FFITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, and other good and valuable consideration paid by the party
of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the at Laurel in the Town of Southold, County of Suffolk and State of New
York, known nnd designnted as and by Lot No. 52 on a certain map entitled, "Map of Laurel Estates",
filed in the Office of the Clerk of the County of Suffolk on 6/2~1970 as Map No. 5486 seid lot being
bounded and described as follows:
BEGINNING at n point on the easterly side of Delmar Drive, said point being distant 115.00 feet
northerly from the northerly end of a curve connecting the northerly side of Delmar Drive West with the
easterly side of Delmar Drive;
THENCE from said point of beginning, along the easterly side of Delmar Drive, North 18 degrees 36
minutes 20 seconds west, 140.00 feet to a monument;
THENCE north 71 degrees 23 minutes 40 seconds east, 152.41 feet to a monument;
THENCE south 19 degrees 53 minutes 40 seconds east, 140.04 feet to a monument;
THENCE south 71 degrees 23 minutes 40 seconds west, 155.56 feet to a monument at the point or place
of BEGINNING.

BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by Deed,
dated 11~0/1995, and recorded in the Office of the Clerk of Suffolk County on I 1/29/1995. in Liber
11752, page 136.
PREMISES KNOWN AS: 1150 DELMAR DRIVE, LAUREL, NY 11948;
TOGETHER with all right, title and interest, ifany, of the party of the first pan in and to any streets
and roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party ofthe first part in and to
said premises,
TO HA YE AND TO HOLD the premises herein granted unto the party of the second pan, the heirs or
successors and assigns of the party of thc second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the second part hereby ho[Lds K. Eric Crook harmless and indemnifies
him from any li~ibility with regard to the current mortgage lien against the premises,
AND thc party of the first part, in compliance with Section 13 of the Licn Law, covenants that thc
party oftbe first part will receive the consideration for this convcyance and will hold thc right to receive
such consideration as a trust fund Io be applied first iht the purpose of paying the cost oftbe improvement
and will apply thc same first to the payment of the cost of the improvemcnt before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
