Westport, Connecticut 06880
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
andbeingilKdlut at Little Neck, near peconic, Town of Southold, County of
Suffolk and State of New York, more particularly bounded and
described on the annexed Rider.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party ofthe first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the pUrpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.

of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northeasterly corner of premises to be described on the westerly line of a private
road (Strohson Road) 33.0 feet in width, said point also being the division line between the premises herein
described and land now or formerly of James Mather and Eileen Sullivan and formerly of Mildred W. Doran;
RUNNING THENCE along the westerly line of said private road above mentioned, the following three (3)
courses and distances:
1. South OS degrees 05 minutes 40 seconds West, 144.26 feet;
2. South SO degrees 05 minutes 40 seconds West, 86.70 feet;
3. South 76 degrees 05 minutes 40 seconds West, 73.14 feet to the division line between premises herein
described and iand now or formerly of Robert A. Heintges and Mary C. McLeod;
THENCE along said division line, North 00 degrees 38 minutes 10 seconds West, 220.97 feet to the division
line between land now or formerly of James Mather and Eileen Sullivan and formerly of Mildred W. Doran;
THENCE along said division line, South 88 degrees 27 minutes 00 seconds East, 152.79 feet to the westerly
line of private road above mentioned, the point or place of BEGINNING.

of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northeasterly corner of the premises herein described on the easterly line of a
private road (Strohson Road) 33.0 feet in width, said paint also being the division line between the premises
herein described and land now or formerly of William H. Droeger and Charlott Droeger and formerly of J.E.
Ross;
RUNNING THENCE along said division line South 63 degrees 14 minutes 30 seconds East, 148.17 feet to a tie
line marking the edge of Baldwin's Creek (Mud Creek) (Sheep Pen Channel); ,
RUNNING THENCE along said tie line the following two (2) courses and distances;
1. South 37 degrees 05 minutes 58 seconds West, 91.92 feet;
2. South 45 degrees 39 minutes 50 seconds West, 94.43 feet to the division line between premises herein
described and land now or formerly of James L. Cancro and Johanna L. Cancro and formerly of John E.
McCabe;
THENCE along said division line, North 29 degrees 34 minutes 20 seconds West, 137.97 feet to the easterly
line of a 33.00 feet wide private road above mentioned;
THENCE along said private road the following two (2) courses and distances:
1. North 50 degrees 05 minutes 40 seconds East, 72.00 feel;
2. North OS degrees 05 minutes 40 seconds East. 40.00 feet to the division line between premises herein
described and the division line first above mentioned, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Victoria B.
Stepnoski and Steve W. Stepnoski, her husband, since deceased, by
Deeds recorded 11/21/1946 in Liber 2650 Page 531 (as to Tax Lot
020.000) and recorded 05/11/1948 in Liber 2825 Page 45 (as to Tax Lot
012.000). Victoria B. Stepnoski is the same as the Grantor herein,
Victoria Stepnoski.
