Fleets Neck, near Cutchogue, bounded and described as follows:

along land now or formerly of Fleet three courses as follows: (1) South 44
degrees 31 minutes West 150,0 feet; thence (2) North 45 degrees 29 minutes

RESERVING, however, to the party of the first part the exclusive
possession and the use and enjoyment of the rents, issues and profits of
the above-described premises for and during the natural lifetime of the
party of the first part, with the party of the first part to pay for all
maintenance and repairs, water, gas and sewer charges, insurance charges
and taxes relating to said premises.
TOGETHER with all right, title and interest. if any. of the party of the first part, in and to any streets and roads
abutling the above-described premises to the centcr lines thereof; TOGETHER with the appurtenances and all the
estate and rights ofthl' party of the first part in anJ to said premises: TO HAVE AND TO HOLD the premises herein
ograntcd unto the party or the s('cond part. the heirs or successors and assigns or the party of the second part forever.
AND the party uf the first part covenants that the party of the first part has not done or suffered anything wherehy
the said premises have been encumbered in any way whatever. except as aforesaid.
AND the party or the first part. in compliance with Section 13 of the Lien Law. covenants thaI the party of the
first parI will receive the consideration for this conveyance and will hold the right to receive such consider-
alion as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvcmcnt before using any part of the total of the same for
any other purpose.
