parly of the second part,
WITNESSETH, that the party of the first part, in consideration of
dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, a life estate of the following
premises.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in lhe Village of Mattituck, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a concrete monument on the southerly line of Westphalia Avenue at the
northwestE~rly corner of land of William T. and Wilma Snyder;
RUNNING THENCE along land of Snyder, South 29 degrees 42 minutes 50 seconds East
25B.96 feE~t to a concrete monu!fLent;
THleNCE along other .land of the party of the first part, South 63 degrees 53 minutes
10 seconds West 100.23 feet to land of Frank Tuthill;
Trn~NCE along said land of Frank Tuthill, North 29 degrees 32 minutes 00 seconds
West 265.39 feet to an iron pipe on said southerly line of Westphalia Avenue;
THeNCE along said southerly line of Westphalia Avenue, North 67 degrees 35 minutes
20 seconds East 100.00 feet to the point of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated 12/30/96 and recorded in the Suffolk County Clerk's Office on 1/14/97
in Liber 11811 at page 24.
This instrument is made solely for the purpose of transferring a life estate to
Frederick D. Taylor.
The parties acknowledge that WillIam C. Goggins represents the party of the first
part in this transaction.
TOGETHEH with all right, title and interest, if any, of the party of the first part in and to any sh'eets and roads
abulling lhe above described premises to the center lines thereof; TOGETHEH wilh tile appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second pari, the heirs or successors and assigns of the party of
the second part forever.
AND the parly of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien l.aw, covenants that lhe party of lhe
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of lhe improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
