RUNNING Westerly along said northerly line of Sound View Road on a curve to the left, having a radius of 548.16 feet a distance of 111.77 feet to land of Davis; THENCE along said land of Davis, North 2 degrees 43 minutes 10 seconds west 265.41 1 feet to the ordinary high water mark of Long Island Sound; THENCE along said high water mark, two courses as follows; (1) North 79 degrees 02 minutes 50 seconds east 51.55 feet; THENCE (2) South 78 degrees 30 minutes east 80.13 feet to said lot 23; - THENCE along said lot 23, South 1 degree 05 minutes 20 seconds west 261.56 feet to the point of BEGINNING. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
