paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, 1
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ixxbe at Orient, in the Town of Southold, County of Suffolk,
and State of New York, bounded and (',,scribed as follows:
BEGLNNING at a point on the northerly side of Sound View Road, at the
southwesterly corner of land of Ryan, which point is distant 11.77
feet westerly from the southwesterly corner of Lot Number 24 on a
certain map entitled, "Map of Orient by the Sea, Section 1", filed in
the Suffolk County Clerk's Office as No. 2777, when measured along
the northerly side of Sound View Road;
RUNNING THENCE along the northerly side of Sound View Road the follow
ing two courses and distances: (1) westerly along a curve bearing to
the left having a radius of 548.16 feet a distance of 76.32 feet; (2)
South 77 degrees 30 minutes 00 seconds west, 23.68 feet;
THENCE North 02 degrees 39 minutes 50 seconds West, 262.80 feet to th
ordinary high water mark of Long Island Sound;
THENCE along the said ordinary high water mark of Long Island Sound a
tie line course and distance of North 79 degrees 02 minutes 50 second:
East, 100.00 feet to land of Ryan;
RUNNING THENCE South 02 degrees 43 minutes 10 seconds East, along the
land of Ryan, 265.41 feet to the northerly side of Sound View Road,
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed from Warren G. Donnelly and j'nna Gerke Donnell
his wife, dated 5/24/78 and recorded in the Suffolk County Clerk's
Office on 6/5/78 in Liber 8438 page 288. C
TOGETIIER with all right, title and interest, if any, of the party of the first part in :md to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER r:ith the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the fiat part ci,vcnants that the party of the first part has not done ur suffered anything
Nrhereby the said premises have been encumbered in any way whatever, except as afore>aid.
AND the (tarty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part rt'ill receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purp,,se of paling the cost of the improvencnt and will apply
the same first to the p><ayment of the cost of the improvement before using any }kart of the total of the same for
any other purpose.
