WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or pm'eel of land, with the buildings and improvements thereon erected, situate, lying and
being at Orient Point, Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
SEE SCHEDULE "A" ANNEXED HERETO.
BEING AND INTENDED TO BE a part of the same premises described in the deed from 242 ASSOCIATES, dated
12/21/87, recorded in the Suffolk County Clerk's Office on 1/12/88, in Liber 10512, Page 411, and the premises
described in the deed of the parties of the first part herein by deed from MARION D. FITZSIMMONS, dated 7/30/94,
recorded in the Suffolk County Clerk's Office on 12/22/95, in Liber 11755, Page 169.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described promises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lieu Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using ~my part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Orient Point, in the Town of Southold,
County of' Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northeasterly corner ora 12 foot right of way which leads to Main Road, which
point is the four (4) courses and distances from the intersection of the soutberly side of the 12 foot right of way
with the westerly side of Ryder Farm Lane:
1.) North 01 degree 34 minutes 00 seconds West along the westerly side of Ryder Farm Lane 12.00 feet;
2.) South 88 degrees 26 minutes 00 seconds West 112.00 feet;
3.) Northwesterly aloug an arc ora curve bearing to the right haviug a radius of 38.00 feet and an arc of 59.69
feet;
4.) North 01 degree 34 minutes 00 seconds West 182.00 feet to the true point of BEGINNING;
RUNNING THENCE from said point of beginning along the northerly end oftbe 12 foot Right of Way and lauds
now or formerly of Fitzsimmons, South 88 degrees 26 minutes 00 seconds West 200.00 feet;
THENCE still along lands of Fitzsimmons, North 01 degrees 34 minutes 00 seconds West 262.15 feet to the tie
line along the high water line of the Long Island Sound;
THENCE. along said tie line the following two courses and distances:
1. North 79 degrees 48 minutes 01 seconcls East, 115.43 feet;
2. North 71 degrees 52 mioutes 28 seconds East, 193.92 feet to lands now or formerly of Swanson and Abbott
formerly of Eugenia Sheppard Millis;
THENCE; along said lands the following three courses and distances:
1. South 01 degrees 34 minutes 00 seconds East, 236.74 feet;
2. South 88 degrees 26 minutes 00 seconds West, 100.00 feet;
3. South 01 degrees 34 minutes 00 secoods East, 98.00 feet to tbe point or place of BEGINNING.
