WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party or the second part, docs herehy grant and release unto the party or the second part, the heirs or slIccessors and
assigns of the party of the second part forever,
ALL that Icertain plot, piece or parcel of land, with the buildings and improvements thereon erccted, situate, lying and
bcingilllhc in Laurel, Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 46 on a certain map entitled, "Map
of Laurel Country Estates" and filed in the Office of the Clerk of the
County of Suffolk on ,June 22, 1970, as Map No. 5486, bounded and described
as follows:
(1'.1 BEGINNING at a point on the southerly side of Joseph Street where the
same is intersected by the northerly end of a curve having a radius of
23.34 feet and a length of 38.27 feet, which curve connects the southerly
side of Joseph Street with the easterly side of Delmar Drive; thence along
the southerly side of Joseph Street, North 710 23' 40" East 145.60 feet;
thence' South 180 29' 30" East 147.47 feet; thence South 710 23' 40" West
160.14 feet to the easterly side of Delmar Drive; thence along the easterly
side of Delmar Drive, North 220 32' 50" West 122.81 feet to the southerly
side of the curve which connects the easterly side of Delmar Drive with the
southerly side of Jos'=ph Street; thence along the said curve a distance of
38.27 feet to the point or place of BEGINNING.
B'EING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated April 6, 1972 and recorded in the Suffolk
County Clerk's Office on April 12, 1972 in Liber 7140 Page 08.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the ahove-describcd premises to the center lines thereof; TOGETHER with the appurtenances and all the
estatc and rights of the party of the first part in and to said prcmises; TO HAVE AND TO HOLD the prcmises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first p<.lrt covenants that thc party of the first part has not dOlle or sunned anything whereby
the said premises have been encumbered in any way whatever. except as aforesaid.
AND the party or the first part, in compliance with Section 13 or the Lien Law, covcnants that the party of the
first part will rcceive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to thc payment of the cost of the improvement before uSi?g any part or the total of the same for
any other purpose.
The word "party" shall be construcd as if it read "parties" whenever the sense of this indcnture so requires.
