WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, situate, lying and being in the Town of Southold,
Village of Laurel, County of Suffolk and State of New York, which said land is more particularly
bounded and described as follows:
BEGINNING at a monument on the southerly line of Peconic Bay Boulevard at the northwesterly
corner of land now or formerly of Falco and the northeasterly corner of land now or formerly of
Picquet;
RUNNING THENCE along said southerly line ofPeconic Bay Boulevard, North 37 degrees 51
minutes East, 100 feet to a monument and land now or formerly of Patterson;
RUNNING THENCE along said land of Patterson, being also the easterly line ofa 15 foot Right
of Way as described in Liber 4481, Page 515 and Liber 5829 Page 541, South 17 degrees 55
minutes 30 seconds East, 103.71 feet to a monument and land now or formerly of DiGregorio;
RUNNING THENCE along said land of DiGregorio, South 39 degrees 39 minutes 10 seconds
West, 97.96 f~et to a monument and land now or formerly of Piquet;
RUNNING THENCE along the easterly boundary of said land of Piquet, North 17 degrees 55
minutes 30 seconds West, 100 feet to a monument on the southerly side of Peconic Bay
Boulevard, the point or place of BEGINNING.
TOGETHER with a Right of Way in common with others for ingress and egress over a strip of
land, 15 feet wide extending from Peconic Bay Boulevard southerly to Peconic Bay, the easterly
line of which Right of Way begins at the northeasterly corner of the above described premises
and runs thence South 17 degrees 55 minutes 30 seconds East.
The premises herein described are and are intended to be the same as those described in deed
dated September 4th, 1987 and recorded on September 21 '" 1987 in Liber 10424 page 487.
Premises also known as: 5180 Peconic Bay Boulevard, Laurel, NY 11948
TAP MAP DESIGNATION District 1000; Section 128; Block 02; Lot 18
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party ofthe second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, cailenants that the party oft~e first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement an will apply the same firsdo'.the
?ayment of the cost of the improvement before using any part of the total of same for' any other purpose. The word
"party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
