BEGINNING at a point located on Reeve Avenue distant 325 feet northerly from the
northwesterly end of an arc formed by the intersection of the northerly side
of Sea-Aire Lane with the easterly side of Reeve Avenue;
RUNNING THENCE North 15 degrees 22 minutes 40 seconds West a distance of 150
feet to a point;
THENCE North 72 degrees 09 minutes 20 seconds East a distance of 375.54 feet
to a point;
THENCE South 16 degrees 32 minutes 40 seconds East a distance of 166.20 feet
to a point;
THENCE South 74 degrees 37 minutes 20 seconds West a distance of 378.57 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated 2/26/79. recorded 3/14/79 in the Suffolk County Clerk's Office
in Liber 8595 page 489.
TOGETHER with all right., title and interest. if any. of the party of the first part of. in and to any streets and
roads abutting the above-desc:ribed premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second)Jlltl forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Sec:tion 13 of the Lien Law, covenants that the party of the
firSt part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
putpOse.
