party of the second part,
WITNESSETH, that the party ofthe first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, at Cutchogue, County of Suffolk and Stat
of New York, more particularly bounded and described according to
SCHEDULE nAn annexed hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises described in the Deed
to the Grantor herein dated 11/23/83 recorded 12/06/83 at Liber 9470
cp 311.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel orland, with the buildings and improvements thereon
crccted,situate, lying and being at Cutchogue, in the Town of Southold
County of Suffolk and State of New York, known as Lot No. 23 on ----
a certain map, "Map of Highland Estates at Cutchogue, Town of
Southold, Suffolk County, New York" and filed in the Office of
the Clerk of the County of Suffolk on April 26, 1977 as Map No.
6537 which said lot is bounded and described according to said
map as follows:
BEGINNING at a point on the Northerly side of Bridle Court at
the most Northwesterly end of an arc of a curve having a radius
of 25.00 feet and a length of 39.27 feet connecting the said
Northeasterly side of Bridle Court with the Northwesterly side
of Bridle Lane;
RUNNING THENCE along the said Northeasterly side of Bridle
Court, North 47 degrees 33 minutes 50 seconds West, a distance
of 89.09 feet;
RUNNING THENCE along the arc of a curve bearing to the right
having a radius of 25 feet a distance of 21.03 feet;
RUNNING THENCE along the arc of a curve bearing to the left
having a radius of 50.00 feet a distance of 56.17 feet;
RUNNING THENCE along the dividing line between Lots 22 and 23 on
the aforementioned map North 26 degrees 15 minutes 30 seconds
East, a distance of 193.90 feet;
RUNNING THENCE along the dividing lien between Lots 23 and 24 on
the aforementioned map South 49 degrees 37 minutes 25 seconds
Sast, a distance of 213.17 feet to the Northwesterly side of
Bridle Lane;
RUNNING THENCE along the Northwesterly side of Bridle Lane the
follow~ng two courses and distances:
1. Along the arc of a curve bearing to the right having a radius
