The grantor herein is one of the grantees in Deed dated 4/7/65 recorded
5/10/65 in Liber 5742 Page 550. __
TOGETHER with all right, title and interest, if any, of the party of the first part or, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Point, Town of South old, County of Suffolk and State of New York, known and
designated as part of Lots 235 and 236 on a certain map entitled "Amended Map
A of Nassau Point Club Properties, Inc., filed in the Suffolk County Clerk's
Office on August 16, 1922 as Map No. 156, and more particularly bounded and
described as follows:
BEGINNING at a point on the Southeasterly side of Little Peconic Bay Road
where the same is intersected by the division line between Lots 236 and 237 on
said map, and from said point of beginning running thence Northeasterly along
the Southeasterly side of Little Peconic Bay Road along an arc of a curve bearing
to the left the chord of which bears North 50 degrees 31 minutes 10 seconds East
79.68 feet to land now or formerly of Bruer; running thence along said land South
15 degrees 54 minutes 00 seconds East 144 feet to Wunneweta Pond; running
thence Southwesterly along the same, the tieline of which bears South 43 degrees
41 minutes 40 seconds West 87.26 feet to the division line between Lots 236 and
237 on said map; running thence along said division line North 15 degrees 05

llLUINNING at a point on the irregularly curved southeasterly line of LittIe
I'cconic Bay Road, at the northerly corner of land of Midgette and the westerly
corner orthe premises herein described, and from said point of beginning running
northeasterly along said southeasterly line of Little Peconie Bay Road, 45 feet,
more or less; thence through Lot 235 as shown on "Amended Map A of Nassau
Point" filed in the Suffolk County Clerk's Office as Map No. 156 on a line
parallel to and 35.75 feet easterly, when measured at right angles thereto, from the
easterly boundary of said land of Midgette, South 15 degrees 54 minutes 00
seconds East, a distance of 150 feet, more or less, to ordinary high water mark of
Wunneweta Pond; thence southwesterly along said high water mark 42 feet, more
or less, to said land of Midgette; thence along said land North 15 degrees 54
minutes 00 seconds West, a distance of 144 feet, more or less, to the point or
place of BEGINNING.
