the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first pa~ will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first tbr the purpose of paying the cost of the improvement and wi!~pply the same

improvements thereon erected, situate, lying and being at Nassau Point,
Southold Town, Suffolk County, New York, known and designated as Lot
415 on a map entitled, "Map of Section D Nassau Point Club Properties,
Inc., situate on Nassau Point, Suffolk County, New York" surveyed by Otto
W. Van Tuyl, C.E. and Surveyor, Greenport, New York on March 24, 1926
as Map No. 806, more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Haywaters Road distant
648.67 feet southerly from the most southerly end of a curve which connects
the westerly side of Haywaters Road with the southerly side of Carrington
Road;
RUNNING THENCE South 24 degrees 14' 50" East, 110.72 feet along a
curve on the westerly side of Haywaters Road;
THENCE South 29 degrees, 23' 30" West, 243.00 feet;
THENCE North 24 degrees 36' 30" West, 90.00 feet;
THENCE North 84 degrees 43' 30" East, 235.00 feet to the westerly side of
