REVOCABLE TRUST dated June '7, 2000,

WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of lhe second part forever,
ALL that certain pIal, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk, State of New York, at Nassau Pointor Little Hog
Neck, known and designated as Lot No. 197 and part of Lot No. 196, on a map entitled,
"Amended Map A of Nassau Point Club Properties, Inc., situate in the Town of South old,
Long Island, N.Y." surveyed June 1922 by Otto W. Van Tuyl, C.E. and Surveyor,
Greenport, New York, and filed in the Office of the Clerk of the County of Suffolk, New
York, August 16, 1922 as File No. 156.
BEGINNING at a point where the division line of lots 198 and 197 intersect the
northerly side of Old Cove Road (or Vanston Road); Running Thence North 29 degrees 13'
50" West 213 feet; Running Thence North 18 degrees 35' 50" East 77.25 feet; running
thence South 49 degrees 51' 00" East 280.21 feet to the point on the northwesterly side of
Old Cove Road; Running Thence Southwesterly along an irregular road line curve being
the northwesterly side of Old Cove Road tie line being South 59 degrees 47'.20" West
155.95 feet to the point or place ofB.EGINNING.
SAID PREMISES ARE KNOWN AS 790 Vanston Road, Cutchogue, New York,
11935.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the
first part by deed from Ann Helen Sarnowski dated February 20, 1996, and recorded in the
Office of Clerk, Suffolk County.
TOGETHER with all right, title and interest, ifany, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever. except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust ftl~ to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment ofJhe cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
