Fort Washington, Maryland 2074~, and MARY LOU FOLTS, residing at
675 West Road, Cutchogue, New York 11935, as joint tenants with
right of survivorship,
party of the second part.
WITNESSETH, that the party of the tirst part, in consideration of ten dollars and other valuable consideration paid by

assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate. lying and

half of lot #5 on a certain map entitled "Map of Eugene Heights owned by Jacob F.
Bowers situate at Cutchogue, New Yorkll, which said map was filed in the Suffolk
County Clerk's Office at Riverhead, New York, on October 29, 1928 as Map #856,
being more particularly bounded and described as follows:
BEGINNING at a point located at the intersection of the easterly side of
Harbor Lane and the southerly side of Oak Street; which point is the
northwesterly corner of the premises about to be described; running thence from
said point of beginning along the southerly side of Oak Street North 430 08' 3011
East, 111.0 feet to a monument and land now or formerly of D. & J. Monkj running
thence along said land now or formerly of D. & J. Monk, South 51.0 251 40n East,
163.0 feet to the ordinary high water mark of Eugene's Creekj running thence
along the ordinary highwater mark of Eugene's Creek on a tie line course of South
420 54' 1011 West, 123.98 feet to the easterly side of Harbor Lanej running thence
along the easterly side of Harbor Lane North 460 51' 30" West, 163,0 feet to the
point or place of BEGINNING,
BEING AND INTENDED TO BE same premises as conveyed by deed dated September
14, 1946 and recorded in the Suffolk County Clerk's Office on September 16, 1946
in Liber 2622 page 85.
RESERVING, however, to the party of the first part the exclusive possession
and the use and occupancy of the above-described premises for and during the
natural lifetime of the party of the first part, with the party of the first part
to pay for all maintenance and repairs, water charges, insurance charges and
taxes relating to said premises.
TOGETHER with all right, title and interest, if any. or the party of the first part, in and to any streets and roads
abulting the ahove-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
c:.;fate and righl.'> or the party of the (irst part in and tn said premises: TO I-lAVE AND TO HOLD the premises herein
gralltnl unto the party of the second pan. the heirs or successors and assigns of the party or the second pan forever.

AND thc party of the first part. in compliance with Section I J of the Lien Law, covcnants that the party of the
first pari will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvcment and will apply
the same first to the paymcnt of the cost of the improvcmcnt before using any part of the total of the same for
any oLher purpose.
