release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being ifl-the at Mattituck, Town of South old, County of Suffolk and State of New York, known and designated
as part of Lot 28, Lot 29 and part of Lot 30 on a certain map entitled, "Map of Property of Led a Bal1ley" and filed in the
office of the Clerk of the County of Suffolk on 7/27/22 as Map Number 770, said Lot and parts of Lots when taken
together, being more particularly bounded and described as follows:
BEGINNING at a concrete monument set on the easterly line of "Old Salt Road" at the northwesterly corner of Lot 14,
as shown on a certain map entitled, "Map of Salt Lake Village" filed in the Suffolk County Clerk's Office as Map
Number 1310, said point of beginning being the southwesterly corner of premises conveyed herein; running thence along
said easterly line of "Old Salt Road" three courses as follows: (I) North 100 55' West, 60.53 feet to an iron pipe; thence
(2) Northerly on a curve to the left having a radius of70.0 feet, a distance along said curve of43.98 feet; thence (3)
Northeasterly on a curve to the right having a radius of 12.0 feet, a distance along said curve of24.69 feet to a point on
the southerly line of Rochelle Place; thence along said southerly line of Rochelle Place, North 700 56' East, 86.20 feet
to a concrete monument; thence along other land ofC.B.S. Marr, South 21 0 47' East, 120.34 feet to a concrete monument
set on the northerly line of said Lot Number 14, shown on said "Map of Salt Lake Village"; thence along said northerly
line of said Lot Number 14, South 70059' West, 103.70 feet the point or place of BEGINNING.
PREMISES known as and by street address 65 Old Salt Road, Mattituck, New York; and by Section 144, Block 5, Lot
22 on the Land and Tax Map of the County of Suffolk.
BEING the same premises conveyed by deed dated November 3, 1989 and recorded in the Office of the Clerk of the
County of Suffolk on November 14, 1989 in Liber 10965 page 203.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to .the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death
in said premises, and also the estate therein, which the party of the first part has or has power to conveyor dispose of,
whether individually, or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
