paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, State of New York,
being more particularly bounded and described as follows:
BEGINNING at a monument on the southwesterly side of Westphalia Avenue distant North 36'
23' 40" West 125.00 feelt from a monument situate at the intersection of the southwesterly side
of Westphalia Avenue and the northwesterly side of Middle Road, C.R. 27;
THENCE from said point of beginning running along the southwesterly side of Westphalia
Avenue, South 36' 23' 40" East 125.00 feet to a monument at the northwesterly side of Middle
Road, C.R. 27;
RUNNING THENCE southwesterly along said Middle Road, C.R. 27 on a curve to the right
having a radius of 179!1.86 feet a distance of 102.91 feet to lands now or formerly of Casbor,
Inc.;
THENCE along lands last mentioned, North 70' 17' 00" West 148.81 feet to the other lands now
or formerly of Casbor, line.;
THENCE along said other lands last mentioned, North 40' 41' 50" East 178.40 feet to the
southwesterly side of Westphalia Avenue;
THENCE along the southwesterly side of Westphalia Avenue South 70' 00' East 16.10 feet to
the monument at the point or place of BEGINNING.
BEING and intended to be the same parcel acquired by deed dated 12/19/86, recorded by the
Clerk of the County of Suffolk on 1/15/87 in Uber 10221 Cpo 100.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the c:enter lines thereof; TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
