New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Knollwood Lane, 200.00 feet westerly
along said northerly side from the westerly side of Grand Avenue; and RUNNING THENCE
along said northerly side of Knollwood Lane, South 71 degrees 47 minutes 00 seconds
West, 100.00 feet to land of Lehmann; RUNNING THENCE along Lehmann, North 18 degrees
13 minutes 00 seconds West, 199.38 feet to land of Monsell; RUNNING THENCE along
land of Monsell, North 57 degrees 54 minutes 50 seconds East, 103.0 feet to land of
Utter, formerly of Brown; RUNNING THENCE partly along said land of Utter, formerly oj
Brown, and land of Muir, South 18 degrees 12 minutes 00 seconds East, 224.07 feet
to the northerly side of Knollwood Lane to the point or place of BEGINNING.
SUBJECT TO covenants and restrictions of record affecting said premises.
BEING AND INTENDED TO BE the same premises conveyed to party of the first part
by deed from Joseph M. Kilkenny and Mary B. Kilkenny dated November 30, 1987, and
recorded in the office of the Suffolk County Clerk in Liber 10485, page 450, on
December 3, 1987.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the, first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereoy the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
