BEGINNING at a concrete monument set on the westerly line of Westview Drive directly
opposite the intersection of the easterly line of said Westview Drive with the
northerly line of Brower Road; RUNNING THENCE along land of Phillips and passing
through a concrete monument, South 78 degrees 42 minutes 40 seconds West 232 feet
to ordinary high water mark of Mattituck Creek; THENCE northeasterly along said
high water mark to land of Rowohlt the tie line being North 3 degrees 44 minutes
40 seconds East 181.20 fe,et; THENCE RUNNING along said land of said Rowohlt and
passing through a concret,e monument North 78 degrees 42 minutes 40 seconds East
185 feet to a concrete monument on the westerly line of Westview Drive; RUNNING
THENCE along the westerly line of Westview Drive South 11 degrees 17 minutes 20
seconds East 175 feet to the monument and place of BEGINNING.
TOGETHER with all the right, title and interest of the party of the first part, of,
in and to waters and the land under water of Mattituck Creek lying in front of and
adjacent to the above described premises.
SUBJECT to covenants and restrictions of record affecting said premises.
RESERVING the right to the party of the first part a life estate in the premises.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first
part by deed dated 1/14/60, recorded 1/15/60 in the Suffolk County Clerk's Office in
Liber 4755 page 255.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the' estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
pre,mises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
wh,ereby the said premises have bl~en encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of Ihe improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
