BEGINNING at a point on the southerly side of Harvest Lane distant South 10 deg..19 min. 30
sec. Hest, 851.95 feet as measured along the southerly side of Harvest Lane, from a monument set at the
extreme northwesterly point of the arc of a curve that connects the southerly side of Harvest Lane and
the westerly side of Farmveu Road, said arc of a curve has a radius of 25.00 feet and a length of 39.21
feet, said point of beginning also being at the division line between Lot 45 and Lot 44 as shown on the
aforementioned Map;
RUNNING THENCE along said division line, South 19 deg. 40 min. 30 sec. East, 320.24 feet;
RUNNING THENCE South 10 deg. 18 min. 00 sec. West, 124.44 feet to the division line between Lot
45 and Lot 41;
RUNNING THENCE along said division line, North 19 deg. 53 min. 40 sec. Hest, 159.15 feet;
RUNNING THENCE along the division line between Lot 45 and Lot 46, North 19 deg. 40 min. 30 sec.
West, 160.54 feet to the southerly side of Harvest Lane;
RUNNING THENCE along the southerly side of Harvest Lane, North 10 deg. 19 min. 30 sec. East,
125.05 feet to the poiot or place of BEGINNING.
SUBJECT TO all instruments of record.
BEING AND INTENDED TO BE the same premises conveyed to Grantor by deed dated 8/29/91 and
recorded 9/11/91 in Liber 11851 page 113.
TOGETHER with all right, title and interest, if any, of the party of the first part Of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party ofthe first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
flfSt to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. .
The word "party" shaH be construed as if it read "parties" whenever the sense of this indenture so requires.
