WITNESSETH, that the party of the lirst part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part. the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
beingir:llllK at Mattituck, Town of Southold, County of Suffolk and State
of New York known and designated as Lot 1 and Lot 2 on a certain
map entitled "Map of Jackson's Landing" and filed in the Office of the
Clerk of the County of Suffolk on March 28, 1969 as map number 5280
said lots when taken together are more particularly bounded and
described as follows:
BEGINNING at a point on the southerly side of Mill Road at the north
west corner of the premises about to be described herein, said point
being also distant 41.20 feet westerly as measured along the southerly
side of Mill Road from the corner formed by the intersection of the
southerly side of Mill Road with the southwesterly side of Jackson's
Landing;
RUNNING THENCE from said pont or place of beginning along the southerly
side of Mill Road North 88 degrees 02 minutes 20 seconds East 41.20
feet to the southwesterly side of Jackson's Landing;
RUNNING THENCE along the southwesterly side of Jackson's Landing south
54 degrees 32 minutes 30 seconds East 248.09 feet to the division line
between Lots 3 and 4 on the map first above mentioned;
RUNNING THENCE along said division line on said map south 25 degrees
15 minutes 30 seconds West 198.89 feet to the northwesterly side of the
west branch of Mattituck Creek;
RUNNING THENCE along the northwesterly side of the west branch of
Mattituck Creek the following (2) courses and distances:
1. North 53 degrees 30 minutes 00 seconds west 115.00" feet
2. North 50 degrees 00 minutes 00 seconds west 100.00 feet; and
RUNNING THENCE North 03 minutes 12 seconds 50 seconds East 190.00 feeti
TOGETHER with all right, title and interest, if any, of tbe party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.

AND the party of the lirst part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
