THIS INDENTURE, made this dq" day of JUNE, In the year, two thousand
A.C.M.T. EQUITIES, INC., a domestic corporation, with a principal place of business at William
Floyd Parkway, P.O. Box 149, Shirley, New York 11967
Party of the first part, and
THOMAS J. SULLIVAN and LEAH M. SULUVAN, husband and wife, both residing at 400
Tabor Road, Mallituck, New York 11952
Party of the second part,
WITNESSETH, that the party of the first, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mallituck in the Town of Southold, County of Suffolk and State
of New York, known and designated as Lot 27 on a certain map entitled, "Map of Bijah's Lane
Estates, Section 2", and filed in the Office of the Clerk of the County of Suffolk on October 8,
1996 as Map No. 9912, said lot being more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Tabor Road distant 234.46 feet southerly
from the extreme southerly end of an arc of curve connecting the southerly side of Elijahs Lane
with the northwesterly side ofTabor Road;
RUNNING THENCE South 51 degrees 21 minutes 10 seconds West 230.10 feet;
THENCE Southwesterly along an arc of curve connecting the northwesterly side of Tabor Road
with the northeasterly side of Gabriella Court which said curve bears to the right having a radius
of 25 feet a distance of 39.69 feet;

THENCE Northwesterly along an arc of curve which bears to the left having a radius of 1957.49
feet a distance of 139.94 feet to a monument;

THENCE ~52 degrees 19 minutes 20 seconds East 258.89 feet;
THENCE South 38 degrees 14 minutes 50 seconds East 160.92 feet to the northwesterly side of
Tabor Road, the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed by deed dated August
17,1998, and recorded September 18,1998 in Liber 11917 page 891.
THIS CONVEYANCE HAS BEEN MADE WITH THE CONSENT IN WRITING OF ALL THE
STOCKHOLDERS OF THE PARTY OF THE FIRST PART.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any
streets and roads abutting the above-described premises to the center lines thereof TOGETHER
with the appurtenances and all the estate and Rights of the party of the first part in and to said
premises: TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered in
anything whereby the said premises have been incumbered in any way whatever, except as II
aforesaid. I
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the I
party of the first part will receive the consideration for this conveyance and will hold the ri~ to i.
receive such consideration as a trust fund to be applied first for the purpose of paying the ~ of !
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read 'parties" whenever the sense of this indenture so
