WITNESSETH. that the party of the first, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
ofthe second part, the heirs or successors and assigns of the party ofthe second part forever,
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck in the Town of Southold, County of Suffolk and State
of New York, known and designated as Lot 27 on a certain map entitled, "Map of Bijah's Lane
Estates, Section 2", and filed in the Office of the Clerk of the County of Suffolk on October 8,
1996 as Map No. 9912, said lot being more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Tabor Road distant 234.46 feet southerty
from the extreme southerty end of an arc of curve connecting the southerty side of Elijahs Lane
with the northwesterly side of Tabor Road;
RUNNING THENCE South 51 degrees 21 minutes 10 seconds West 230.10 feet;
THENCE Southwesterty along an arc of curve connecting the northwesterty side of Tabor Road
with the northeasterty side of Gabriella Court which said curve bears to the right having a radius
of 25 feet a distance of 39.69 feet;
THENCE Northwesterty along an arc of curve which bears to the left having a radius of 1957.49
feet a distance of 139.94 feet to a monument;
