WITNESSETH, that the party of the first part, in consideration of

paid by the paliy of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the hamlet of Laurel, Town of Southold, County of Suffolk, State of
New York and further described as follows:
BEGINNING at a point located at the Northwest corner of premises currently owned by
Eleanor Diachun and Rose Diachunby deed dated March 31, 1998 and filed under liber
11888 at page 175 from said point of beginning.
RUNNING THENCE northerly along the line of mean highwater of Brushes Creek as same
winds and turns a general coarse North 33 degrees, 55 minutes 30 seconds west
47~.95 feet to a point;

THENCE North 22 degrees 38 minutes 40 seconds west 140.36 feet; --
THENCE North 59 degrees 29 minutes 20 seconds east 240.03 feet to a monument;
THENCE North 59 degrees 29 minutes 20 seconds east 100.00 feet;~
THENCE South 47 degrees 56 minutes 20 seconds east 719.18 feet;~.
THENCE South 69 degrees 59 minutes 40 seconds west 446.00 feet;
to the point or place of beginning.
Said property is the same as described in Suffolk County Tax Map
No. 1000-127.00-08.00-008.000
TOGETHER with a right of way for ingress and egress from the above described
property to and from Peconic Bay Boulevard. Said right of way is shown on a
certain survey map drawn by John C. Ehlers surveyed 12-07-99, amended Jan. 21
2000, amended Jan. 24, 2000.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herem granted unto the party 01 the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
