of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers
alld Trusts Law, and in consideration of partial distribution of estate pursuant to paragraph

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and heing~ at Mattituck, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
c,.-! BEGINNING at a point on the easterly side of Reeve Avenue distant 312.60
~Eeet northerly from the extreme northerly end of the arc of a curve connecting the
northerly side of New Suffolk Avenue with the easterly side of Reeve Avenue;
thence along the easterly side of Reeve Avenue, North 90 40' 26" West 65.93 feet
1:0 land now or formerly of Couch; thence along said land the follow-ing two (2)
courses and distances: (1) North 860 411 2311 East 438.60 feet; (2) North 860 37'
4311 East 273.06 feet to Marratooka Lake; thence along' Marratooka Lake, South 110

BEING AND INTENDED TO BE the same premises conveyed by deed dated April I,
1937 and recorded in the Suffolk County Clerk's Office on April 8, 1937 in Liber
1915 Page 348 and by deed dated August 10, 1940 and recorded in the Suffolk County
Clerk's Office on June 13, 1977 in Liber 8251 Page 547.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
<Jhutting the ahove described premises to the center lines thereof; TOGETHER with the appurtenances, and also all
the estate therein, which the party of the first part has or has power to conveyor dispose of, whether individually, or
by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted onto the party of the
second part, the distrihutces or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises havc been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
