witnesseth, that the party of the first part, by virtue of
the power and authority given in and by said Last Will and
Testament, Clnd in consideration of ONE HUNDRED SEVENTY FIVE
THOUSAND ($175,000.00) and no/100 Dollars, paid by the parties
of the second part, does hereby grant and release unto the
parties of the second part, their heirs or successors and
assigns of the party of the second part forever,
'ALL THAT CERTAIN plot, piece or parcel of land, situate,
lying and being at peconic, Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and
described as follows:

BEGINNING at a cased post which marks the intersection of
the southerly side of Main Road N.Y.S. Route 25 with the westerly
side of Bay Avenue or Skunk Lane; Running Thence South 29 degrees
06 minutes 10 seconds East along the westerly side of Bay Avenue
or Skunk Lane 138.30 feet to a concrete monument and lands now or
formerly of Midgley; Thence South 62 degrees 29 minutes 10
seconds West along said lands now or formerly of Midgley 84.92
feet to a marble monument and lands now or formerly of Ro~ers;
Thence North 33 degrees 20 minutes 30 seconds West along said
lands now or formerly of Rogers 121.32 feet to the southerly side
of Main Road; Thence North 51 degrees 49 minutes 20 seconds East
along the southerly side of Main Road (NYS Route 25) 95.0 feet to
the cased post, the point and place of BEGINNING.
BEING THE SAME PREMISES which Alberta Midgley, by her deed
dated June 5, 1947 and recorded September 16, 1947 in the Office
for the Recording of Deeds, in and for the County of Suffolk,
New York, in Deed Book Vol. 2752, page 277, granted and conveyed
unto Albert Richmond and Doris Richmond, his wife, in fee. The
said Albert Richmond died July 14, 1992, thereby vesting title
in the said Doris Richmond, as surviving tenant by the
entireties.
ALSO BEING THE SAME PREMISES which Mabel T. Richmond, by
her deed dated October 11, 1955 and recorded October 14, 1955 in
the Office for the Recording of Deeds, in and for the County of
:,ulfolk, New York, in Deed Book Vol. 3994, page 217, granted and
conveyed unto Albert W. Richmond and Doris Richmond, his wife,
in fee. The said Albert W. Richmond died July 14, 1992, thereby
vesting title in the said Doris Richmond, as surviving tenant by
the e'nti reties.
ALSO BEING THE SAME PREMISES which AlbertaH. Midgley, by
her deed dated April 17, 1944 and recorded June 5, 1944 in the
Office for the Recording of Deeds, in and for the County of
Suffolk, New York, in Deed Book Vol. 2362, page 404, granted and
conveyed unto Albert W. Richmond and Doris Richmond, his wife,
in fee. The said Albert W. Richmond died July 14, 1992, thereby
vesting title in the said Doris Richmond, as surviving tenant by
the entireties.
TOGETHER with all right, title a,nd interest, if any, of the
party of the first part in and to any streets and roads abutting
the above described premises to the centerline thereof, TOGETHER
with the appurtenances, and also all the estate which the said
decedent had at the time of decedent's death in said premises,
and also the estate therein, which the party of the first part
has or has'power to conveyor dispose of, whether individually,
or by virtue of said will or otherwise; TO HAVE AND TO,HOLD the
premises herein granted unto the parties of the second part, the
heirs or successors and assigns of the parties of the second
part, forever.
AND the party of the first part covenants that the party of the
first part has not done @r suffered anything whereby the said
premises have been incumbered in any way whatever, except as
aforesaid. AND the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total
of the same for any other purpose. The word "partyH shall be
construed as if it read "partiesH whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly
executed this deed the day and year first above written.
