ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows: !
BEGINNING at a point on the westerly line of a 25 foot right of way leading southerly from
New Suffolk Avenue, said point of beginning being about 2160 feet southerly along said 25 foot
right of way from New Suffolk Avenue and being also 168.10 feet southerly along said westerly
line of said 25 foot right of way from the southerly line of Kraus Road and being also the
southeasterly corner ofland of William Kraus; from said point of beginning;
RUNNING THENCE along said westerly line of said 25 foot right of way, South 14 degrees 35
minutes East, 124.50 feet;
THENCE along land of Peter Kreh at right angles to said westerly line, South 75 degrees 25
minutes West, 148.96 feet to land ofZebroski;
THENCE along said land of Zebroski, North 11 degrees 22 minutes 50 seconds East, 174.33 feet
to said land of Kraus;
THENCE along said land of Kraus, South 80 degrees 39 minutes 10 seconds East, 79.45 feet to
the point or place ofBEGlNNlNG.
TOGETHER with an easement for ingress and egress over and upon the right of way 25 feet
wide, adjoining the above described premises on the east and as it leads southerly from New
Suffolk Avenue to Peconic Bay.
TOGETHER with the use in common with others of the following described parcel and the
proposed dredged canal adjacent thereto as a boat basin:
BEGINNING at a stake set on the westerly line of a 50 foot private road at the southeasterly line
of a dredged canal, said point of beginning being N. 880 03' W. 174.75 feet from an iron pipe at
the northwesterly corner of land of Rambo; said point of beginning being also about 500 feet
westerly from the westerly line of a 25 foot right of way leading to New Suffolk Avenue; from
said point of beginning running southerly along said westerly line of said 50 foot private road, 60
feet tD a stake; thence southwesterly along land now or formerly of Peter F. Kreh, Jr., 10 feet;
thenc,e northerly along the easterly edge of a proposed dredged canal 60 feet to said southeasterly
edge of said dredged canal; thence northeasterly along said southeasterly edge of said dredged
canal, 10 feet to the point of beginning.
TOGETHER with en easement for ingress and egress over and upon the private road 50 feet
wide adjoining the above described canal and boat basin as it runs northerly and easterly to the
25 foot right of way leading to New Suffolk Avenue and Peconic Bay.
This deed is given to correct an omission on the original deed to party of the second part herein
concerning the right to use the described parcel and proposed dredged canal adjacent thereto as a
boat basin.
TOGETHER with all right, title and interes~ if any, of the party of the first part of, in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which th'lsaid
decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has
power to conveyor dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the
premise, herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the ftrst part covenants that the party of the ftrst part has not done or suffered anything whereby the said premises
have been incumbered in any way whatever, except as aforesaid.
AND the patty of the first p~ in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
